Services — commercial first, homes as well.

Build-outs and additions have their own page. This is everything else: the rooftop units, repairs, replacements and maintenance that keep buildings and houses running.

Commercial

Offices, retail, restaurants and clinics.

Commercial buildings across College Station and Bryan — along Texas Avenue, University Drive, Southwest Parkway and the business parks. Work scheduled around opening hours; quotes and notes per unit.

Repair
Rooftop and split systems, diagnosed and priced per unit.
Replacement
Sized on a load calculation for how the space is used now.
Kitchens
Make-up air and cooling that can keep up with a line.
Service contracts
Scheduled visits per unit, with a written record per visit.

Make-up air above a restaurant kitchen — the air a hood removes has to come back from somewhere.

Rooftop units

New, replacement and relocated.

Packaged rooftop units are the backbone of single-storey commercial buildings here. We replace them like-for-like where that's right, resize them where the space has changed, and relocate them when a build-out moves the load. Curb adapters, structural questions, crane days and permits are sorted before the day, not on it.

Residential

Houses across College Station and Bryan.

Beyond remodels and additions, the everyday residential work: systems that won't cool or won't heat, replacements, and seasonal service. Most houses here have the air handler or furnace in the attic or a closet and ductwork through a hot attic, so we always look at the ducts too.

Repair
Diagnosed by measurement, priced in writing before anything billable.
Replacement
Load-calculated sizing and ductwork checked first.
Seasonal service
Spring cooling, autumn heating.

An attic replacement — with the ductwork checked before the new unit goes on it.
Repair

Find the cause, then price the fix.

Measure first — pressures, temperatures, electrical draw, airflow — and photograph what's wrong. Then a written price. If the underlying cause is the expensive one, we say so rather than replacing the failed part and waiting for the next call.

Maintenance

Contracts for buildings, visits for homes.

Commercial service contracts: a schedule per unit set by how hard it works, filters, belts, coils, drains, electrical and refrigerant checks, and a written note per unit per visit. Residential: a cooling visit in spring and a heating visit in autumn.

No prices or savings figures

Contract prices depend on the number, type and duty of the units; we don't publish them, or percentage savings from maintenance.
